It covers any part Goettl installed (under the manufacturer warranty up to 10 years) plus the labor to remove and replace that part for 24 months. It also covers any failure that traces to the install itself — bad solder, miscalibrated airflow, loose connection — even if the manufacturer would deny the claim.

It doesn’t cover damage from weather, power surge, neglect (e.g. an unchanged filter that destroys a blower), or homeowner-modified work. We’ll tell you in plain English at the door which side of that line your situation falls on.

Yes, on the major systems (AC condensers, furnaces, water heaters, tankless units). Smart Sadie membership benefits stay with the customer, not the home, but we’ll prorate the unused months back to the seller’s account.

What we replace: capacitors, contactors, dual-run caps, thermostats, condensate pumps, blower motors, evaporator coils, condensers, full systems. We carry the most common parts on the truck so 80%+ of repairs finish on the first visit.

Furnace inspection covers heat exchanger integrity (no cracks, no rust-through), flue gas combustion analysis, CO & CO₂ readings, gas-pressure test, blower-motor amp draw, ignition continuity, draft inducer RPM, limit-switch resistance, and a leak test on every gas joint we touched.

Heat pumps get the AC inspection plus reversing-valve check, defrost-cycle verification, and auxiliary-strip-heat function test. We do oil furnaces in the Reno market only.

Drain clears come with free camera footage emailed to you. Slab leak detection uses thermal imaging plus moisture meters before we open any concrete. Gas-line leak tests use combustible-gas detector plus soap-bubble verification on every fitting.

Repipes use copper or PEX-A by code; we don’t install PEX-B in any market because of the long-term failure data. Fixture installs include a code review on the existing supply lines and shut-off valves.

HEPA-grade media filters, UV-C purification, whole-home air cleaners, and duct sealing certified to RESNET standards. Blown-in attic insulation to R-49 in Phoenix & Vegas, R-38 in Texas markets, R-60 in Reno. We measure pre-and-post airflow and post the CFM gain on the work order.
